The Most Overlooked Marketing Asset Real Estate Agents Forget to Use

You work hard to list homes. You put in the time negotiating offers and closing deals.
But when the sale goes unconditional… what happens next?
If you’re like most agents, you quietly move on to the next listing. The sold sticker goes up, and that’s it.
And here’s the hard truth: That’s exactly why another agent is staying top of mind with your potential sellers… and you’re not.
Testimonials and Sold Posts Aren’t “Nice to Have”. They’re Essential Marketing Assets
I get it — maybe it took everything to get that deal over the line. Maybe it drained your patience and your vendor’s too.
But if you want to generate future listings, the most powerful thing you can do is show your results.
Here’s the thing: people might not even read every post… But when they check your page, they want to see that the results are there.
Many agents worry about posting the same thing too often. But your ideal client might have only started paying attention three months ago, after searching “sell my house.”
Now their social feeds are full of content from agents. You want to be in that mix — or you’ll be invisible.
They see you on social media… Then they land on an agent review site — and there you are again. Out for a drive, and your for-sale sign is on a property nearby.
Who do you think they’ll call?
This is also why, if you’re not going to create content across multiple formats (video, carousel, single images), you’ll need to advertise — just to ensure you’re reaching the right people at the right time.
The pool of potential sellers is constantly filling and shrinking. If they’re not thinking about selling now, your content will naturally drop off their feed. But if they return to the market and you’re still the agent showing up…
Who do you think they’re calling then?
Because people don’t always choose the “best” agent. They choose the agent they see the most. The one with sold results on their feed. The one whose clients rave about them publicly.
Here’s the Simple System I Recommend:
✔️ Create a Testimonial Request Email Template Don’t overthink it. Keep it short and easy to reply to. Ask: “Would you mind sharing a few words about your experience? I’d love to include your feedback in my marketing.”
✔️ Schedule Every Sold Post When the contract goes unconditional, that should trigger your sold post automatically. Use a caption framework. Keep it simple. Done is better than perfect.
✔️ Remember: People Are Watching Even When You Think They’re Not Your next listing won’t always come from a direct enquiry. It will come from someone who’s been quietly watching your results — waiting for the right time to reach out.
Want a system that makes this effortless? I help real estate agents create simple, repeatable marketing strategies that keep them visible (without burning out).
